We hope you enjoy your stay both in Park City and in our home. We spend a great deal of time here, and you’ll see very quickly that this is not your typical rental. We ask that you please care for our home as if it were your own.

If you need anything during your stay, please don’t hesitate to call our Property Manager, Janell at 435-640-2120. If you can’t reach Janell, I am happy to help! My cell number is 818-919-3271.

You also have Larry with Red Sky Resorts to answer any questions or respond to anything you may need. We are a team and each of us will do what it takes to make sure your stay in our home exceeds your expectations.

Feel free to use what’s left in the refrigerator as well. We’ve asked our crew to remove any half-eaten food, but to leave anything that would be useable for guests such as condiments and spices. Guests seem to love this and we are happy to share. Also, we will leave any non-alcoholic beverages from the last stay in the beverage cooler. These are available for your consumption.

TRASH PICKUP

There is a trash can and a recycle can in the garage. Trash day is on Tuesday and recycling is picked up every other week. The property management team at Juniper Landing will open the garage to pull the cans out (and put them away) on trash day during and after your stay. Don’t be alarmed when you hear the garage door being opened and closed on Tuesdays.

POOL & FITNESS CENTER

Just steps away from the unit is the Juniper Landing Junior Olympic-size pool, hot tub, and fitness center with steam shower. The pool and hot tub are heated year-round. To access this area, use the key fob provided at check in.

Pool hours are 9 a.m. to 9 p.m.

WINTER ACTIVITIES

Skiing / Snowboarding

The Frostwood gondola is a short walk down the street across from the Waldorf hotel. This gondola takes you to the Canyons village where you can ski the canyons or take the Quicksilver interconnect gondola to ski all of the Park City runs. If the Frostwood gondola is not working for some reason, the Cabriolet is just down the street.

Park City and Canyons resorts operate as one, offering a unified experience with 7,300 acres of terrain. You can ski and snowboard at the Canyons and Park City resorts. Deer Valley does not allow snowboarding.

Fly Fishing

World-class fly fishing is available on the Provo and Weber rivers and we highly recommend contacting Doug Askelson at 801-910-6877. He’s a great guy and a wonderful fishing guide! He’ll be able to organize everything you need for your fishing trip, including gear, licenses, lunch, etc.

Trout Bum 2 is a great fishing store located on Hwy 224 between Canyons Resort and Kimball Junction. They can also arrange for guides and all necessary fishing gear.

Mountain Biking

Bikes are available for daily rentals with all the gear from Jans, Coles or White Pine Touring in Park City.

Rentals are also available at Snow Park and Silver Lake in Deer Valley with access to the lifts to higher trails. Be warned, if you take the lift up, there are no beginner biking trails down – it’s intermediate or above!

Scenic Driving

We recommend a drive up to Guardsmans Pass – the road has many bends and becomes pretty narrow once you’re over the top – but the views are spectacular! (Closed in Winter)

The drive from the top down into Midway / Heber City is also spectacular – again it’s a narrow, twisting road.

Big Cottonwood Canyon is beautiful. From Guardsmans Pass, you drop down into Big Cottonwood and drive through Solitude – the scenery is lovely and there are great hikes off the road. The road through the canyon takes you down into the Salt Lake City Valley where you join up with Highway 15. (Access in Winter is only from Salt Lake City)

Little Cottonwood Canyon, where Snowbird and Alta are located, is to the south of Big Cottonwood. You have to access this canyon from the Salt Lake City Valley.

We also recommend a drive to Sundance (about an hour away) – it’s a spectacular place and there are some great hikes – both gentle and more strenuous. If the lifts are running, take a ride up and walk down – trail maps and all the details are available at the base station. Foundry Grill serves a great brunch on Sundays from 9:00 am – 2:00 pm and is also open for dinner. Phone numbers are: 866-932-2295 or 877-831-6224. A BRIEF HISTORY OF PARK CITY

This town has a really interesting, colorful history and mining heritage!

We highly recommend a visit to the Park City Museum located at 518 Main Street.

1868

In late October, soldiers climb over the mountains of Big Cottonwood Canyon to the Park City area and find silver. They mark the spot with a bandana and return in the spring. The first mine is named Flagstaff.

1870

Parley’s Park City (now Park City) has a total population of 164.

1872

The discovery of exceedingly rich silver ore leads to the opening of the Ontario Mine.

1880

The Park Record rolls off the press. Published ever since, the newspaper comes out on Wednesdays and Saturdays.

1884

Park City is incorporated - construction begins on City Hall and is completed in 1885.

1898

Park City approaches a population of 10,000. In June, 200 of the 350 structures, homes and businesses burn in the worst fire Park City has ever seen. Three quarters of the town is destroyed.

1899

The town is rebuilt in one and a half years. The buildings are more substantial – many are built of brick and stone to withstand fire. The saloon is the first building to be constructed.

1917

The prohibition of liquor called “The Noble Experiment” begins in Utah, two years before the rest of the nation. Bootleggers abound, and stills and home brewing are popular.

1920

Skiing becomes a pastime of workers who take the mine train to the top of Thaynes Canyon and then ski down to the bottom of the mountain.

1921

Despite prohibition, there are 27 bars in Park City. A thirsty soul can buy a drink in all but one of them. Prohibition continues through 1932.

1930

A ski jump is built on the Creole mine dump. Downhill skiing is mostly a spectator sport.

1946

The first ski lift is installed at Snow Park. Mining prices continue on a downward trend.

1949

On July 1 the mines are shut down, putting 1,200 miners out of work.

1951

Park City is included in a book called Ghost Towns of the West which indicates no population in spite of the town’s 1,150 year-round residents! Desperate to revive the town’s economy, members of the mining community turn their efforts to the interest in the West and skiing, and work on a proposal to create a ski resort.

1963

Park City ski resort opens.

1980

Deer Valley Ski Resort opens.

1981

The United States Film & Video Festival, highlighting independent films, opens their first season. The Sundance Institute takes over in 1985.

1991

The festival is finally billed “The Sundance Film Festival” which takes place annually in January.

2002

The Winter Olympics are held in Salt Lake City, with many events in Park City.

2020

Summit County now has a full-time population of over 40,000 – and welcomes more than three million visitors annually.

HOME INSTRUCTIONS

GENERAL

Smoking

There is absolutely no smoking in our home. There is an ashtray located in the cabinet under the TV for patio use only. Do not throw cigarette butts on the ground or in the grass or leave them out on any wood as this may leave a burn mark. Any damage to the home due to smoking will be passed directly to the tenant, including smoke remediation.

Housekeeping

Towels and sheets won’t be washed and replaced everyday unless this has been arranged ahead of time. Keep track of the towels you use each day, and feel free to do laundry periodically as needed. We have left high efficiency detergent and fabric softener for your convenience.

Home Entry/Exit

There is a keypad entry for the garage with a code that will be given to you at time of arrival. A garage door remote is on the kitchen counter along with the front door key and the pool/fitness center fob (round blue plastic tag that says “Salto\KS”)

Please be sure to leave the garage door opener, the door key and the pool fob on the bear plate in the kitchen upon departure. There will be a $100 charge each if the garage door remote or the pool fob is taken.

Note: the garage is programmed to automatically close after five minutes if nobody walks through the sensors.

Nest Thermostats

The Nest thermostats should be in manual mode and are controlled the dials mounted on the walls or through an app on your smartphone. There are two zones. The Family Room zone controls the main floor and the dial is outside the main floor guest room. The Upstairs zone dial is on the third floor and is outside the master bedroom.

Please keep the thermostats no higher than 70. The upstairs gets very warm and can be too hot at night to sleep if you let the heat stay on too high. Also, the fireplaces emit a lot of heat once they have been on for a while and can make the house too warm, especially on the top floor.

The basement/movie room does not get heat from these zones. There is a floorboard heater with a thermostat on the wall. If the basement is not being used as a bedroom, you can keep the thermostat at around 70 degrees to keep the chill off the room; but this room will run cooler than the rest of the house. There is a portable heater that can be used in conjunction with the floorboard heater if someone is sleeping in the room. Please turn the portable heater off when the room is not supervised. Keeping the floorboard heater and/or the portable heater on during the night will make the upstairs bedrooms warmer. If you like to sleep in cooler temperatures, you should turn the heaters off at night.

TVs

Xfinity Cable Remotes

The Xfinity remotes can be used to turn the tv on and off and use the Guide to find cable programming. Use the Voice Command to ask for channels and shows without having to scroll through the Guide. You can press the Xfinity button on the Xfinity remote and click on Apps to access Netflix, Hulu, etc. You can log into the streaming apps with your own accounts.

Smart TV Remotes

The Samsung smart TV remotes can be used to access apps directly on the TVs to access streaming services and log in with your accounts.

Be sure to log off your streaming services before your departure!

Sonos

The home is equipped with a Sonos sound system which can play your music streaming services in various rooms. There are tv soundbars in the basement tv room, living room, main floor guest room, and master bedroom. There are also two portable Sonos speakers for you to use wherever you like. Use Airplay on your mobile device and select the device you want to use.

Lighting

Many of the light switches in the home are dimmable. The switches that are dimmable have a curved shape and are labeled. The dimmable toggle switches can be tapped once on the top of the toggle to turn on and tapped once on the bottom of the switch to turn off. To dim or brighten, tap and hold the upper or lower button.

In the great room, there is a single switch to turn on all kitchen lights labeled “Kitchen”, the switch labeled “Accent” turns on kitchen lights in a dimmed mode. The “Living” switch turns on all living room lights. To dim with these switches, press once to turn on. When the lights are on, you can press the switch again and quickly re-press and hold to dim. Remove the hold once the lights are at the desired level. The “Area Off” button turns all lights off.

GARAGE

Garage Boot Dryer

The garage is equipped with a boot dryer. There are 12 ports for you to dry boots, gloves, socks, or hats. Make sure the end caps are removed from the ports you are using and place them on the ports that are not in use. This keeps the air flow directed to the wet articles.

We like to sneak down in the morning about a half hour before departure for the slopes and turn on the boot dryer. This ensures your boots, gloves and socks are warm. We like this so much that we set our phone alarms in the morning to remind us to do it!

*PLEASE DO NOT USE THE HEATER UNDER THE BOOT DRYER. THAT SHOULD NOT BE USED WITH THE BOOT DRYER ABOVE IT.

Garage Ski & Snowboard Storage

There are racks to store your skis, snowboards and poles above the trash cans in the garage. You can also use the cubbies and hooks to store your clothing and gear.

BASEMENT MOVIE ROOM

Automated Blinds

The basement movie room has two large automated blinds for window coverings. You should find the Hunter Douglas remotes close to each window to open and close the blinds. The easiest way to open and close the blinds is to press the “all” button and then press open or close.

Games

There are a variety of games located in the TV console of the basement movie room. Please feel free to enjoy whatever looks like fun. If any games are damaged or missing pieces, please leave them out for Property Management. We can make sure they are replaced for the next guest.

Sofa Bed

The basement sofa folds out to a small bed suitable for children. Bedding is stored in the cabinets by the front door and under the tv.

KITCHEN

Hot Water Faucet at Kitchen Sink

There is a hot water dispenser at the kitchen sink that is connected to a reverse osmosis system. The hot water comes from the left side lever with a red dot. There is a thermostat for this dispenser under the kitchen sink. If the water is not hot enough, or is too hot, you can adjust the temperature. The system automatically expels the hot water remaining in the spigot shortly after use of the hot water lever. It is not a leaky faucet; the system is simply pushing out hot water to prevent burns the next time the faucet is used.

**Please be careful to not burn yourself on the hot water. Use by children should be supervised.**

Coffee Pots

There are Keurig coffee pots in the kitchen, the master bathroom, and the third-floor guest bathroom. There is a standard automatic drip coffee pot in the kitchen as well.

Dishwasher

The dishwasher runs quiet and the best way to verify if it is running is by the light on the floor. When the dishwasher is running, there is a solid blue light on the floor, if the blue light is flashing, please open the door and push start again and then close the door. No light means it is off.

There is a protection against unintentional operation. After starting the dishwasher, the dishwasher door has to be closed within 4 seconds, otherwise the operation will be paused. There will be a signal on the control panel advising you to press the Start button again and close the door.

PATIO-MAIN FLOOR

BBQ

There is a Weber grill for your use on the main floor patio. It is hooked up to natural gas. There is a lever at the wall that needs to be turned parallel to the gas line in order for the BBQ to work. When you are done grilling, please turn the lever perpendicular to the gas line.

Firepit

A firepit is located on the main floor patio. It is connected to a propane tank. Open the valve on the tank when using the firepit and close it when the firepit is not in use. The lighter is located in the cabinet under the TV.

FAMILY ROOM

Automated Blinds

The family room blinds are automated. You should find the Hunter Douglas remotes near the tv or on the coffee table. The easiest way to open and close the blinds is to press the “all” button and then press open or close.

Fireplace

The main floor fireplace is operated by a remote. You can set the temperature and it will operate like a thermostat.

Sleep Number Bed

The master bed is Sleep Number. You can adjust head and foot positions, use foot warming, and control underbed lighting, in addition to finding your preferred sleep number.

To adjust the beds, there are remotes at each nightstand OR you can download the SleepIQ app. When you are near the bed, the app will connect to it and you can create an account or you can just make the adjustments as needed.

Fireplace

The master bedroom fireplace uses a wall switch next to the fireplace. Once the switch is activated, it takes the lighter a minute to turn on; but it should turn on by itself. There are no other controls for this fireplace, you just tap the switch to turn it on and off. If it doesn’t turn on after a minute or two, turn off the switch and contact the Property Manager.

Bathroom Floor Heater

The master bathroom floor heater is on and programmed to come on from 7 a.m. to 10 a.m. and again at 5 p.m. to 10 p.m. Only adjust this if necessary. Running the heater at night makes the bedroom too warm. The control is the panel next to the bathroom door. Please do not leave the heat on 24/7, allow it to turn off when you are not using the room.

Steam Shower

The steam shower can be operated using the controls in the shower. The steam shower takes a few minutes to heat up and turn on. The steam is very powerful and heats the room quickly. Begin with no more than 10 minutes on low temperature to see how the steam shower affects you.

An aroma container is not installed for your safety. The AROMA button does not work.

The following important Health and Safety Guidelines are provided to ensure safe and proper use of the steam shower:

If you are an elderly person and/or in poor health, or if you are pregnant, or if you have a heart condition, suffer from high blood pressure or diabetes, do not use this device unless otherwise directed by your physician. If you have any other condition that requires the use of medication or drugs, it is also necessary to check with your doctor before steam bathing.

Do not use steambath while under the influence of alcohol as this can be hazardous to your health. Immediately exit the steamroom if you are feeling dizzy, faint, starting to fall asleep or otherwise uncomfortable.

Beware of the flooring or other surfaces in the steamroom that may become slippery and therefore dangerous due to a build-up of condensation or moisture.

Avoid direct contact with the steam coming out of the steam head or with the steam head itself as this could cause severe burns or physical injury.

Do not use aromatherapy oils without first checking to see whether you are allergic to essential oils.

Children under the age of 16 should not use the steambath without adult supervision.

Peloton Exercise Bike

You can use the Peloton bike using the Juniplanding802 account. The password is juniper802#. You can also use the hand weights. Yoga mats are stored in the guest room closet. Peloton has countless classes in yoga, stretching, strength training, meditation, and dance, in addition to spin! The perfect way to combat sore muscles before or after a ski day.
